Process of selling a property

So that you can sell your property quickly, easily and at the right price, it is advisable to work with a good agent. In Italy it is often the case that many brokers will contact you as soon as they learn of an intended sale. You have to keep in mind that you often do no more and no less than what you can do yourself: enter and maintain the property on the most common platforms.

This ensures the least possible effort and a smooth process. In order for your real estate sale to be a success, a professional realtor should do the following:

→ The realtor creates a targeted market analysis

→ With this analysis, the client (seller) and his realtor determine the sales price and the marketing strategy (image material, virtual tour, printed material, social media, open house, etc.).

→ The real estate agent starts marketing your property using the marketing strategy previously agreed with you. He then takes over the pre-selection of potential buyers (e.g. by means of financing confirmation) as well as scheduling and conducting viewings.

→ The client (seller) is continuously informed of the results by his realtor. The first results show relatively quickly whether the agreed sales price is of interest to potential customers or whether a new price analysis should be considered.

→ As soon as one or more purchase offers have been received, the real estate agent discusses all offers with the client. If the seller and buyer agree, the agent organizes the down payment of the purchase amount by means of an “Assegno Circolare”. He then hands over all the documents to the notary (who prepares all the formalities) and fixes the dates for the transfer of ownership.
